Operations Manager

Female, minimum 30 years old
To ensure the efficient, safe and cost-effective operation, maintenance and management of the building, including overseeing the day-to-day operations of the facility, managing maintenance activities, ensuring compliance with safety regulations, maintaining high standards of operation and appearance of the building.
Duties & Responsibilities:
- Ensure smooth and efficient operation of the building and all its systems.
- Liese with governmental agencies for any related matters, incl. Khan, Sangkat, ministries, etc.
- Manage budgets and expenses to building operations, maintenance, utilities.
- Ensure compliance to health, safety, building codes and policies.
- Professionally manage tenant’s requests, complaints and inquiries.
- Observe the rules and regulations, including use common areas, safety protocols, emergency procedures.
- Enforce housekeeping standards and waste management rules.
- Supervise timely maintenance of all MEP related equipment in the building.
- Communicate and observe the policies regarding parking, deliveries, signage, visitor management.
- Coordinate tenants, contractors, approval processes, including submission of drawings, permits, insurances.
- Monitor ongoing fit-out works, site compliance building policies, timelines, safety requirements.
- Enforce noise control, debris disposal, protection common areas during fit-out.
- Oversee required improvements, upgrades, renovations needed.
- Evaluate employee and necessary direction, correction and training.
- Prepare emergency response plans; coordinate fire drills safety training.
- Provide 24/7 site operations, ensuring swift resolution of any issue.
- Perform other tasks as assigned by Executive Management team.
Expected Profile of Candidates
Languages:
- English - Fluent
Qualifications:
- Bachelor's Degree in business administration, real estate or related field
Work History:
- Experience in property, office, residential or estate management for 3 years as a minimum
Skills & Knowledge:
General & Technical Skills
- Knowledge of building systems, site maintenance procedures, safety regulations, building codes.
- Proficiency using computer.
- Fluency in English communication, both verbal and written
Soft Skills
- Excellent communication interpersonal for effective interaction with tenants, contractors and other stakeholders.
- Strong leadership, critical thinking, problem-solving skills.
