Position Overview
Coconut Park is seeking a dynamic, highly motivated, and operationally sound General Manager to oversee the management, commercial success, and daily functions of three premium recreational and family lifestyle spaces in Phnom Penh: Coconut Park Koh Pich, Coconut Park Koh Norea, and the CIS Roller Dome.
The General Manager will have end-to-end accountability for operational workflows, staff deployment, revenue-generating events, and tenant relationship management. This role demands a proactive, entrepreneurial professional with a robust background in marketing and business operations, possessing the unique ability to seamlessly navigate corporate administrative tasks while remaining highly visible and hands-on across our outdoor park grounds and indoor facility.
- Daily Operations & Property Maintenance
- Direct and supervise all aspects of facilities management across both Coconut Park properties and the CIS Roller Dome, ensuring high standards of cleanliness, security, landscaping/gardening, and general maintenance.
- Lead, train, and develop a multi-disciplinary onsite team; construct, optimize, and manage regular staff schedules, including the scheduling of holidays, leaves, and shifts.
- Program Development & Event Activation
- Structure and expand the CIS Roller Dome program schedule, designing attractive After School Activities and holiday camps to drive community participation and revenue.
- Plan, promote, and execute a vibrant monthly calendar of events—including night markets, private events, mini concerts, birthday parties, and holiday-themed events—specifically tailored to optimize park utilization and bring in rental income.
- Marketing & Community Engagement
- Formulate and execute weekly local marketing plans to continuously boost the visibility and brand recognition of Coconut Park and its associated businesses.
- Promote Coconut Park and its businesses weekly on social media by capturing and creating engaging, high-quality videos and photos.
- Support the marketing and promotion of commercial tenants on social media to boost ecosystem traffic.
- Financial Administration & Governance
- Maintain absolute fiscal accountability by interfacing directly with the Accounting team to submit accurate, punctual daily financial reports.
- Oversee physical bank deposits, log and reconcile petty cash funds, and review all local purchase requisitions, staff reimbursements, and attendance sheets prior to payroll execution.
- Monitor and audit utility meters, ensuring precise calculation, billing, and collection of tenant electricity consumption.
- Tenant Relations & Leasing Support
- Act as the primary contact for all commercial tenants and proactively respond to tenant requests and complaints.
- Build deep, collaborative, and positive relationships with active tenants to preserve a harmonious park community.
- Identify commercial gaps and drive active tenant recruitment efforts when retail or food-and-beverage slots become available.
- Health & Safety
- Enforce strict health and safety protocols to safeguard park visitors, children, athletes, and internal teams at all times.
- Coordinate and oversee mandatory yearly first aid and Automated External Defibrillator (AED) training for all core personnel.
- Audit all emergency tools, ensuring local first aid kits are systematically fully stocked; systematically train front-line staff on emergency response procedures and critical contact numbers.
- Actively manage visitor flow and crowd thresholds during events to prevent overcrowding.

- Proven Business Leadership: Solid professional experience in managing business operations, including direct ownership of marketing strategies and day-to-day facilities operations.
- Absolute professional fluency (written and spoken) in English. Must be able to fluently communicate and coordinate with local staff and external vendors in Khmer.
- Interpersonal Skills: Highly collaborative communication style, equipped to address tenant needs, build positive partnerships, and resolve guest complaints with professional poise.
